New Communities, New-Build Problems

Komoka, Kilworth and Ilderton have been building as fast as anywhere in the region — young families trading London prices for bigger lots ten minutes out. Most of the housing here is under twenty years old, which means the water problems follow the new-build script almost perfectly:

Foundations still settling. Poured concrete cracks in its first decade — usually hairline, usually harmless, until clay soil pushes spring water through one. The fix (crack injection) is quick and permanent; the mistake is finishing the basement before checking.

Builder-grade sump pumps. The pump that came with the house was the cheapest one that met code. Add a finished basement and a July thunderstorm power flicker, and that pump is the most expensive corner ever cut. Battery backups are the answer, and we install them.

Bathroom fans and attic mold. Even new homes get it wrong — fans venting into attics instead of through the roof. It shows up years later during a sale, as black staining on the sheathing and a very stressed seller.
