emergencyCall (519) 870-8391Port Stanley squeezes a lot of building history into a small footprint: original cottages on the hill converted to year-round homes, older village houses in the Kettle Creek valley, and newer builds up top catching the full force of Lake Erie weather. Three patterns dominate our call log here:
The valley floor. Homes near the creek and harbour sit low. High water, storm surge on the lake, and spring runoff make wet basements and crawlspaces a "when," not "if" — and several properties flood-cut in past storms are still carrying moisture in their walls today.
Converted cottages. Buildings designed for July weekends now live through February. Winterized without moisture design — insulation added, ventilation forgotten — they grow mold inside newly finished walls within a couple of winters. The same pattern we see in Grand Bend, on the other lake.
Lake humidity. Even sound homes run higher indoor humidity a block from the water. Once summer readings pass 60%, closets on cold walls, crawlspaces and rec rooms start growing what we're eventually called to remove.

Almost certainly moisture trapped by the new insulation — buildings designed to breathe all summer were sealed without adding ventilation. An inspection with moisture readings finds where it's condensing; sometimes the fix is ventilation and humidity control, sometimes the wall cavity already needs remediation. Better to know now than at resale.
